As we build the property file, we share key findings and recommendations—many of which continue to evolve throughout the marketing process.
Our deep dive includes gathering zoning information, aerial imagery, county assessor (assessments) and treasurer (taxes) data, city or county zoning details, flood designation, property leases, rent roll, etc., and preliminary entitlement review to the extent they are available. This can be especially insightful if a change in use is being considered or if market data suggests untapped potential. Additionally, we conduct a highest and best-use analysis, evaluating what is legally permissible, physically possible, financially feasible, and maximally productive in the property’s current as-is condition.
